This is the condition of the book:
It has been reinforced on the binding.  It is intact but a tad wobbly when wiggled.  The pages are all tight and none are loose.  The sides of the pages have black coloring.  The pages are yellowed with time and are very delicate.  The edges on some of the pages seem very fragile.  There are a few little tears on some of the pages just around the edges.  There is a signature on the first page at the top.  All in all, this is in usable shape for it being 79 years old.
This item was stored in a clean container and came from a smoke-free, pet-free environment.  I am not an expert on this item, but I will describe it as accurately as possible.  Please examine the photographs closely as these are part of the description.  Colors differ on different monitors.  Vintage items may show signs of normal wear and age.
